Rental Properties

Rental PropertiesMany people own rental properties as well as their own home. Rental properties can come in a variety of forms, vacation homes, summer rentals, or home rentals for someone else.

Some people have two homes. One that they occupy in the winter and one they occupy in the summer. In this case depending on the area they may choose to rent the property out the other part of the year. For example some people go to Florida in the winter but then stay at their other home in the summer. They may then choose to rent out the house in the summer. Other people buy second homes just for rental purposes. They may buy a condo at the beach or some other vacation destination to use just for the rental income during the seasonal months for that destination. Owners can then rent out their property for a week or so to vacationers at top dollar.

There are also people who buy regular homes just to rent them out to other people looking for a home. They may choose to do a monthly rent or a rent to own program depending on the property owner. If the person is doing a monthly rental they may want to keep in mind about possibly having a property manager handle the property for them. This may be especially important if renting to family. The property manager will help with handling all the paperwork for the owner of the property for tax purposes, as well as sending their special team of people out when something breaks, or being the go to person for the renter if they have anyquestions such as can I paint my wall a certain color.

Rental homes whether being vacation homes or just rental homes can also be risky. If the person stops paying rent and needs to be evicted then this can cause a problem in cash flow for the owner of the property. Another problem that could arise is that people are just not vacationing much so the owner of the property may not fare as well with the rental income in a given year. Also, rental properties take a lot of money up front as well as a lot of possible maintenance from different tenants occupying the properties.

Overall, having a rental home has both its up and downsides.
